I (the Applicant), hereby voluntarily accept the following terms and conditions to join Khatu Aalayam Private Limited as an Independent Associate:

1. Age & Identity:
"I declare that I am 18 years of age or older as of today's date. I will provide accurate and valid KYC documents (Aadhaar Card, PAN Card, and Bank Account Details) to the company. I understand and acknowledge that I am an 'Independent Associate' and not an employee, partner, or legal representative of the company."

2. ID Activation & Team Income:
"I acknowledge that my ID will be considered 'Active' only after the successful purchase of the prescribed activation package (e.g., ₹500 Green Tea Package). I also accept that I will only be eligible to receive team income (Level 2 to Level 10) if my ID is 'Active' and I have achieved a designated rank (e.g., Royal Associate or above) as determined by the company. If my ID remains 'Inactive', I will not be entitled to any team commission."

3. Real Estate Commission & Pro-Rata Rule:
"I fully understand that the real estate commission is distributed on a 'Pro-Rata' (proportionate) basis. My commission will be generated strictly in proportion to the payment percentage received by the company from the customer against the total plot value. I accept that the direct sale commission (Level 1) will be determined based on my current 'Rank'. If I make a direct property sale while being 'Inactive', I will receive a penalized minimum commission, and my team commission will remain zero (0)."

4. Booking Cancellation:
"If any customer brought by me cancels their booking in the future, the advance commission amount already paid to me will be deducted or adjusted from my future payouts. I am fully in agreement with this recovery policy."

5. TDS & Taxation:
"I authorize the company to deduct TDS from my payouts as per the Income Tax Act of the Government of India. I am aware that a 2% TDS will be deducted if a valid PAN Card is provided, and a strict 20% TDS will be deducted in the absence of a valid PAN Card."

6. Code of Conduct & Termination:
"I will not make false promises, guarantee fixed returns, or misrepresent the company's plots, projects, or business plan to any customer. I will not engage in unethical practices such as cross-sponsoring or manipulating other teams. If I am found involved in any fraudulent activity, misrepresentation, or violation of these rules, the company reserves the absolute right to block/terminate my ID without prior notice and forfeit all my pending payouts."

7. Right to Amendment:
"I agree that Khatu Aalayam Private Limited reserves the absolute right to modify, amend, or alter the plot prices, commission rates, business plan, and these terms at any time without prior notice, and I will abide by such changes."

8. Legal Jurisdiction:
"I agree that any legal disputes, claims, or grievances arising out of or in connection with this agreement shall be subject to the exclusive jurisdiction of the competent courts in Jaipur, Rajasthan only."
